Short-Term Rental Agreement (Direct Bookings)

These Terms & Conditions (“Agreement”) govern the short-term rental of the property booked directly via Shoobu (“Platform”). By making a reservation, the Guest agrees to the following:


1. Booking & Payment

1.1. A booking is confirmed upon receipt of full payment or as otherwise agreed through the Platform.

1.2. The Guest must be at least 21 years of age at the time of booking.

1.3. The Guest is responsible for providing accurate contact and payment details.


2. Cancellation & Refund Policy

2.1. Flexible Policy (up to 7 days before check-in): Guests may cancel up to 7 days prior to the scheduled check-in date for a full refund of the accommodation fees (excluding any Platform fees where applicable).

2.2. Strict Policy (within 7 days): Cancellations made between 7 days and 24 hours prior to check-in will receive a 50% refund of the accommodation fees. Cancellations made within 24 hours of check-in are non-refundable.

2.3. No refunds will be given for early departure or no-shows.


3. Check-in & Check-out

3.1. Standard check-in time is 3pm onwards, and check-out is before 10am on the day of departure, unless otherwise agreed in writing.

3.2. Late check-outs may incur additional charges.


4. Guest Responsibilities

4.1. The property is let strictly for holiday or short-term residential purposes only. Commercial use, parties, or events are prohibited unless expressly authorised.

4.2. The Guest agrees to: Treat the property and its contents with care. Not exceed the maximum occupancy stated in the booking. Comply with all local laws, including noise regulations and waste disposal.

4.3. The Guest will be liable for any damage, breakages, or loss caused during the stay.


5. Security Deposit

5.1. A refundable security deposit of £500 may be required.

5.2. Deductions will be made for damage, missing items, additional cleaning beyond normal use, or breaches of these Terms and the House Rules


6. Property Condition

6.1. The Host will ensure the property is clean, safe, and in good working order at check-in.

6.2. The Guest must promptly report any issues or breakages to the Host.


7. Liability

7.1. The Host is not liable for: Loss, theft, or damage to Guest’s personal property. Injuries sustained on the premises unless caused by Host’s negligence.

7.2. Guests are strongly encouraged to take out travel insurance.


8. Termination

8.1. The Host reserves the right to terminate the booking immediately, without refund, if: The Guest is in breach of these Terms, the House Rules, or The Guest engages in illegal or disruptive behaviour.


9. Governing Law

9.1. This Agreement is governed by the laws of England & Wales, and disputes shall be subject to the exclusive jurisdiction of its courts.


10. Acceptance

By confirming a booking, the Guest acknowledges that they have read, understood, and agree to these Terms & Conditions.
